RESIDENTIAL EPCs
For renting, buying and selling a property, or for those who just want to understand your home's energy use, an EPC is a good idea. It’s legally required in most cases and can also help you reduce bills and boost property value.
We inspect your electrical appliances, insulation, windows, consumer unit, heating system, and lighting. Your report includes an energy rating, usage breakdown, and simple suggestions. You’ll receive it within 24–48 hours.
We often work with local estate agents, landlords, and homeowners. Every inspection is done respectfully and efficiently, with clear explanations.
Do I need an EPC?
Yes. Especially if you’re renting or planning to sell a property. If your EPC is over 10 years old, it needs updating.
How long does it take?
Most visits take 30–60 minutes depending on the property.
Will you need access to the whole house?
Yes. We’ll need to inspect the loft, boiler, radiators, windows, and more.

Additional FAQs
Is this the same as an electrical safety test?
No. An EPC checks energy use. For legal safety checks, you need an Electrical Installation Condition Report (EICR).
What if you find something dangerous?
If anything is potentially dangerous, like a risk of electric shock, we’ll explain what needs urgent attention and may advise an electrical safety certificate or full installation condition report.
Do I need both an EPC and an EICR?
Sometimes. Local authorities and letting agents may request both for compliance. An EICR ensures your property follows BS 7671 standards.
Will I save on my agent fee with a good EPC rating?
Possibly. A high EPC score can make your home more attractive to potential buyers, helping it sell faster and sometimes reducing agent fees.
